What to know before you apply

No surprises — here are our standards and policies up front so you can decide if we're a good fit.

Rent Range
$700 – $2,800 / month
Typical range across our managed homes. Most listings are 2–4 bedroom single-family or duplex.
Application Fee
$40 per adult
Non-refundable. Covers credit, background, eviction, and rental history checks. Each adult 18+ on the lease applies.
Security Deposit
Equal to one month's rent
Refundable, held in a separate account per Mississippi law. Higher deposit may apply for borderline applications.
Pet Policy
Pets considered case-by-case
$300 deposit per pet + $30/month pet rent per pet. Two-pet maximum. Some breed and weight restrictions apply.
Screening Standards
Fair, consistent, transparent
Minimum 600 credit, income at least 3× monthly rent, clean rental history, no recent evictions. We follow Fair Housing law strictly.

Our current focus

We're a deliberately small, hands-on operation. We'd rather manage a few properties well than many properties poorly — here's what that looks like.

Owner questions, answered

The questions every owner asks before handing over the keys.

When do I get paid?
Rent is collected by the 5th of each month. After deducting our management fee and any approved expenses, we direct-deposit the net to your bank account by the 10th. You receive a monthly statement showing every line item — rent collected, fees, expenses, and your net deposit.

Who picks the tenant — you or me?
We do the screening and present qualified applicants with our recommendation. You make the final call. We won't approve or reject an applicant without your sign-off. All screening follows Fair Housing law strictly — same standards for every applicant.

How are repairs approved?
For repairs under $300, we authorize and dispatch immediately to keep your tenant safe and your property in good shape. For anything over $300, we get your written approval first — usually via text or email. Emergencies (gas, flooding, electrical hazards, no heat in winter) are always handled immediately regardless of cost.

What if the tenant doesn't pay rent?
We post a pay-or-quit notice on day 5, escalate to formal collection by day 10, and if necessary coordinate eviction through our legal partner. Court costs and attorney fees pass through to you at actual cost with no markup. We stay on the situation until it's resolved.

Can I sell my property while you're managing it?
Yes. An active lease transfers with the property to the new owner. If you want to sell with the tenant in place, we coordinate showings around their schedule and follow proper notice law throughout. We can also pause new tenant placement if you're planning to list.

What if I'm not happy with your service?
Call CR directly — that's why our number is everywhere on this page. There's no long-term contract: 30 days written notice cancels the management agreement, and we cooperate fully with the transition to whoever you go to next. We'd rather lose a customer than hold one hostage.
