This Privacy Policy explains how Little Rental Properties, LLC ("we," "us," "our") collects, uses, and protects information when you visit little.properties, use our chatbot, or submit a form on this site.

1. Information we collect

Information you give us directly

When you fill out a form on our site (renter inquiry, owner quote request, maintenance request, or chat lead form), we collect what you enter. That typically includes:

• Name
• Phone number or email address
• Property address (for owners) or rental address (for tenants)
• Free-text notes you write about your situation
• For maintenance requests: a description of the issue and unit details

We only collect information you choose to give us. None of our forms require fields you don't want to share — leave them blank and we'll work with what you provide.

Information collected automatically

When you visit the site, we automatically log standard analytics data through Google Analytics 4: pages visited, approximate location (city/state, derived from IP — we don't store the IP itself), browser type, device type, referral source, and time spent on pages. This is used to understand what's useful on our site and what isn't.

Chatbot conversations

If you use the chat bubble on our site, the questions you type are sent to Anthropic's Claude API (via our server on Cloudflare Workers) so the AI can respond. Anthropic does not use API conversations to train their models. Conversation transcripts are not stored on our servers. If you submit the in-chat "Leave your info" form, that transcript is included with your contact details so we have context when we follow up.

2. How we use your information

• Respond to inquiries. If you contact us about renting, managing your property, or maintenance, we use what you submit to follow up and answer your question.
• Provide our services. If you become a tenant or owner client, we use your information to manage the lease, send statements, coordinate maintenance, and meet our legal obligations.
• Improve the site. Aggregated, anonymized analytics tell us which pages people find helpful so we can make the site better.
• Comply with the law. If a court order, subpoena, or regulator requires us to disclose information, we comply with applicable law.

We do not sell your information. We do not share it with marketers, data brokers, or third parties for advertising purposes. We do not use your information to retarget you with ads.

We use a small number of cookies, summarized below:

• Strictly necessary: A cookie that remembers your cookie consent choice so we don't ask again every visit. This is always on; the site can't work without it.
• Analytics (optional): Google Analytics cookies (_ga, _ga_*) that count unique visits anonymously. Set only after you accept analytics in the consent banner.

You can change your choice anytime by clicking "Cookie settings" in the site footer, or by clearing your browser's cookies for little.properties.

• Form submissions: retained as long as needed to respond and provide services, plus the period required by applicable record-keeping laws (typically up to 7 years for owner/tenant records under Mississippi law).
• Analytics data: retained by Google Analytics for the default 14-month period, then automatically deleted.
• Chat transcripts: not stored on our servers; only retained if you also submit the in-chat lead form (in which case they're kept with that submission).

Regardless of where you live, you have the right to:

• Know what personal information we have about you
• Request a copy of it
• Correct any inaccurate information
• Request deletion of your information (subject to legal record-keeping requirements)
• Opt out of future communications from us

To exercise any of these, email info@little.properties with your request. We'll respond within 30 days. We don't charge for these requests, and we won't penalize you for making them.

7. Children's privacy

Our site is not intended for children under 13. We don't knowingly collect information from children under 13. If you believe we have, contact us and we'll delete it.

8. Security

We use industry-standard practices to protect your information: HTTPS encryption for all site traffic, secret-encrypted API keys for the chatbot backend, and limited access on our end. No system is 100% secure, so we can't guarantee absolute security — but we treat your information with the same care we'd want for our own.

9. Fair Housing

We follow the federal Fair Housing Act and applicable Mississippi state law. We do not discriminate on the basis of race, color, national origin, religion, sex, familial status, disability, or any other protected class. The information we collect through this site is used only for the lawful business purposes described above — never for any discriminatory purpose.

10. Changes to this policy

We may update this policy from time to time. The "Effective" date at the top will reflect any changes. For material changes, we'll post a notice on this page for at least 30 days.
